Cozy Bear Retreat is a family escape just minutes off the main highway providing easy access to Blue Ridge and Blairsville with paved road access to the property. Nestled in the woods, secluded from others, this dog friendly property has a large flat yard, a small kids pond so they can feed the fish, full game room featuring darts, pool table, checkers, lots of games, and TV area. The adults will love the screened porch, large living/kitchen area and all the memories that will be made!
Space: Located just off highway 515, Cozy Bear Retreat provides excellent proximity to Blairsville (11 minutes) and Blue Ridge (19 minutes) offering restaurants, shops, grocery stores, and all the attractions the area offers.
Blairsville is a quaint community known for its southern charm, beautiful parks, hiking trails, pristine lakes, great restaurants, and amazing wineries. There are so many activities to enjoy and the scenery is amazing!
Blue Ridge has a wonderful downtown, offering amazing restaurants, shops, Blue Ridge Scenic Railroad, craft breweries, and activities for the family. The Aska region is known as the Trout fishing capital of Georgia and offers numerous hiking trails, waterfalls, and tubing.

The property is located in a gated community and just two easy turns to the property. The gentle sloping driveway brings you to an open lot, with lots of areas for kids to explore, room for family games or just enjoy the beauty and peacefulness of the mountains!
You will enter the cabin directly to the open living room, dining and kitchen area. You will love the comfortable furniture, recliners and coziness around the fireplace! There is plenty of space for the entire family to gather to make memories and enjoy their time together.
Just off the living room is the screen porch with rocking chairs, and grill overlooking the backyard and small kids pond.
The fully appointed kitchen is spacious, has lots of cabinets and counter space, to create those perfect family meals. It has a Keurig and coffee pot to provide that perfect start to your day! The dining area will seat six comfortably.
The hallway leads to the laundry room on the left, full bathroom on the right and the two bedrooms at the end.
The queen master bedroom is located to the left and has a smart TV. It has a full bathroom featuring a separate jetted bathtub and walk-in shower. The other bedroom is to the right and features a full bed and smart TV.
The downstairs has been fully renovated and offers a more modern experience. It has a fully tiled floor, cozy additional living area, full bathroom, game room area featuring a pool table, darts, games and tabletop checkers. There is a large queen bedroom located on this floor, with a smart TV and the perfect private escape for adults or kids.
You will have access to the backyard from this floor. The yard is large and flat creating the perfect outdoor playground for your kids. They can explore the woods, feed the fish in the small pond, or create their own backyard games. In addition, the family can enjoy the fire pit, hammock, and outdoor furniture soaking in the freshness of the mountain air!

Cancellation Policy:
● To receive a full refund, guests must cancel within 48 hours of booking and it must be at least 14 days prior to arrival. The refund will be for all nights minus any service processing fees.
● If guests cancel between 7 and 14 days before check-in, you’ll receive a 50% refund for all nights minus any service processing fees.
● If guests cancel after that, you’ll not receive any refund
Guest Access:
The electronic door code will be provided one day prior to your arrival.
You will have full access to the property with the exception of the owner's closet and zip line.
Neighborhood Overview:
This is a private gated community, with paved road access.
The gate closes at 5pm and a code will be provided for your stay.
Getting Around:
The location is excellent and conveniently located between Blairsville and Blue Ridge. It has easy access to the main highway (515) that runs directly to both towns in opposite directions.

Other properties are in the neighborhood. We ask that you please respect the owners privacy and comply with private property signs.
Pets:
Dogs only - All dogs must be kept on a leash when outside. Poop bags and dog bowls are provided for your furry family members. The number of dogs is limited to two and each must be under 50 lbs. The owners respectfully request you crate your dog while away and to keep them off the beds and furniture
Trash and Litter:
Trash pickup service is provided on Monday. If the trash cans are full upon arrival, please contact the property management office. All trash must be bagged and placed into the two trash cans provided. Our nature friends love to make a mess when this is not done and the trash companies will not pick up loose trash. Also if you exceed the capacity of the trash cans before pickup it is your responsibility to remove and take to the disposal locations at:

Please keep your noise to a minimum between 10:00 p.m. and 8:00 a.m. both inside and outside. This includes fire pits, and porches. Sound travels easily in the mountains and can disturb unseen guests.
